March 2015 Building Update

Dear Parishioners:

Having updated you before on the situation with the school and community center building in regards to our legal process, we now would like to share plans for moving forward in an effort to complete the project.

Engineering recommendations for remediation of construction inadequacies have been obtained as part of the legal proceeding through a professional engineering firm Wiss-Janney-Elstner,  along with volunteer civil and structural engineers George Kolosov (Chicago) and Nicholas Loukianoff (San Francisco).  They have presented a plan that can be broken up into three phases which include: (1) remediation, (2) water-proofing & insulation, and (3) final finishing work.   While splitting this into three distinct projects involves higher costs than completing the project all at once, we believe it will be easier to set individual fund raising goals and help move along the completion date.

Phase 1 involves installing a steel studs and rebar “cage” on the inside of the cinderblock walls to structurally reinforce the walls and provide stable anchoring for the roof structure.  While this will result in a loss of less than a foot of wall space, it is much easier than cutting through cinder blocks and retro-fitting them with rebar.  Price breakdown estimate includes:

Phase 2 involves creating a barrier from the elements along the windows and insulating the interior drywalls as well as correcting second story deck and roof supports.

Phase 3 is basically all of the finishing work, a large portion of which is assumed will be facilitated by individual parishioners helping with reinstalling partitions, utilites, sheet rock, sanding and painting:

Total Project Cost $779,000


This is $160,000 higher than if bid as one project. In addition, there may be some items that will not be as expensive such as the escalation and contingency costs, but until we go back to the contractors with the ability to negotiate, we have used these numbers for setting higher fund-raising goals.

Current funds total one-third of what is needed to begin phase 1 of the project.  Our goal is to initiate a fund-raising campaign to collect the other portion of the estimated amount in order to begin remediation work no later than the summer of this year.
